Stephen Wilson: Head of UK Property Management
We are delighted to introduce Stephen Wilson as head of Cording Residential Property Management!
Can you share a bit about your journey before joining us and what drew you to our team?
I have previously worked at a Housing Association, a managing agent and inhouse all for rental providers. This has given me a varied experience managing different properties across the UK which I believe will be of great benefit as Cording and the UK Build to Rent market both develop. I was drawn to the role at Cording due to its large and varied portfolio under management across the UK, fantastic amenity spaces, focus on customer service and pipeline of future property delivery. I believe the Build to Rent sector can support the provision of high-quality, sustainable homes within which residents enjoy living, and are proud to call the development home.
What are your plans/immediate priorities for 2024?
We are focused on the opening of our new site in Warrington in March 2024, which will quickly be followed by the remainder of our Lace Market development in Nottingham, and the completion of our largest site which is located in central Birmingham. We are onboarding new teams at these locations and putting together the final touches to ensure the amenity spaces best meet the needs of residents.
Cording Residential values a customer-centric approach. How do you plan to incorporate this philosophy into the property management strategies?
Having recently received valuable feedback from the Home Views annual survey, we hold a wealth of data relating to the priorities of our residents and suggestions on changes. It is now about implementing these changes wherever feasible and ensuring we act on this feedback. One area of focus is Environmental improvements, over 70% of residents responded that environmentally sustainable features are important to them. Therefore we are assessing where we can increase planting and renewable energy production and where we can set up community gardening and other social and environmental initiatives.
How do you plan to create a sense of community within the apartment buildings?
Each community within which we operate requires its own individual plan. The operations plan needs to be carefully considered so that it is reflective of our customer needs. Personally, fitness events and charity activities are particular personal favourites.
Outside of work, what hobbies or activities keep you interested and energised?
I enjoy going to the gym and escaping the city for the peace of the countryside.
